VI.如乙方逾期支付转让费,除相应推迟甲方交付日期外,乙方应每天向甲方支付转让费的千分之一作为违约金。逾期超过30天的,甲方有权解除合同,乙方必须按转让费的10%向甲方支付违约金。因甲方原因暂停转让的,甲方还应承担违约责任,并向乙方支付转让费的10%作为违约金。
VII。如因自然灾害等不可抗拒因素造成乙方业务受损,与甲方无关,但因政府规划和国家征用拆迁店铺的,相关赔偿归乙方

第五条本店营业执照已由甲方办理,经营范围为餐饮。租赁期内,甲方继续以甲方名义办理营业执照、税务登记等相关手续,但因乙方经营而产生的相关费用及债权债务由乙方承担,与甲方无关。在乙方接管经营之前,第六条乙方逾期支付转让费的,乙方应每日向甲方支付转让费千分之一的违约金,除甲方交货日期相应顺延外,甲方有权终止合同,乙方应按转让费的15%向甲方支付违约金。甲方应保证丙方与甲方共同转让门店,如因甲方原因丙方或甲方中途收回门店,甲方未按时交付门店的,甲方应承担违约责任。
第七条国家征用、拆迁店铺的,相关赔偿归乙方所有
第八条政府在合同签订前已下令拆迁店铺的,甲方应退还所有转让费,赔偿装修损失,并支付转让费15%的违约金。如果合同签订后,政府明确命令拆除店铺,或市政建设(如道路修缮、扩建、立交桥建设、立交桥建设、地铁建设等)使乙方经营困难,乙方有权终止合同,甲方将退还剩余租赁期的转让费,押金仍归乙方所有(上述延期除外)。或甲方在年度营业执照有效期届满时未办理年审手续的,乙方有权解除合同,甲方应退还所有转让费,并赔偿装修及附加设备的损失,并支付转让费的15%作为违约金。
