一、甲方将位于uuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuu。

II。乙方应租赁厂房,租期为年,从年到月,直到年到月。日前为装修期,在此期间甲方免收租金。正式开始时间为年月日。

三、厂房、宿舍月租金合计为uuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuu元(不含税,承租人需开具发票的,相关税费另行支付)。

四、甲乙双方签订合同时,乙方应向甲方支付定金人民币元及第一个月租金。合同期满,乙方付清租金及一切费用后,甲方应将押金无息退还乙方。

五、乙方应于日前向甲方支付租金。

甲方将厂房出租给乙方用于施工使用。如乙方用于其他用途,应取得甲方书面同意,并按照相关法律法规的规定办理房屋用途变更手续。

未经甲方书面同意,乙方不得将厂房转租或转租给第三方,否则甲方有权终止本合同。

VIII。甲方为乙方提供水电。电费按照供电公司的标准收取。水费按照供水公司的标准收取。

九、乙方应保持厂房和宿舍的原貌,不得随意拆除或修改建筑物、设施和设备。乙方如需重建或维修房屋,须经甲方

X同意后方可实施。合同期内,乙方必须依法经营管理,并对租赁厂房及公共区域的安全、防火、防盗负责。如有违法行为,由乙方负责。乙方应按照国家政策和法律妥善使用该物业,并按规定缴纳工商、税费和其他国家费用。〔1002〕〔1000〕席。在本合同有效期内,如果国家或甲、乙双方有新计划,双方应配合新计划的实施。甲方应提前三个月通知乙方,甲乙双方协商解决。

XII。在本合同有效期内,如果任何一方违约,另一方有权终止本合同。违约方应负责赔偿由此造成的经济损失。

XIII。如果由于自然灾害、不可抗力或事故导致本合同无法履行,本合同将自动终止。

XIV。本合同期满后乙方如需续租,应在有效期届满前三个月提出续租请求。在同等条件下,乙方有优先租赁权。

XV。本合同未尽事宜由甲、乙双方协商解决。

XVI。本合同一式两份,甲乙双方各执一份,具有同等法律效力。自甲、乙双方代表签字之日起生效

第一条:租赁物的位置、面积、功能和用途

甲方将位于uuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuuu。租赁物业的面积确认为平方米。

租赁物的功能为租赁给乙方。如果乙方需要变更使用功能,经甲方书面同意,乙方应按照政府相关规定申报变更功能所需的所有手续,第二条:租赁期限

租赁期限为年,即从年月日起至年月日止。在租赁期满前u uu个月后,经甲方同意,甲乙双方将就相关租赁事宜重新签订租赁合同。在同等租赁条件下,乙方享有优先权。

第三条:租赁物的免租期和交付

租赁物的免租期为五个月,即从年月日起至年月日止。免租期满后第二天为起租日,自起租日起计算并收取租金。

自本租赁合同生效之日起天内,甲方应按现状将租赁物交付乙方使用,乙方同意按现状租赁租赁租赁物及设施。

第四条:租赁费

租赁保证金

本租赁合同的租赁保证金为第一个月租金的两倍,即人民币元(大写:)。

租金

第一年至第二年的租金为每月每平方米人民币元。第三年至第五年的年租金将在上一年的基础上增加%。第六年起的仓库租金将根据当时所在地房屋的租金水平,由甲、乙双方共同商定。年度租金调整日期视为年度租金调整日期。

物业管理费

物业管理费按每月每平方米人民币元计算并支付。

供电增容费

供电增容手续由甲方申请,第五条:租赁费的支付

乙方应在签订本合同前向甲方支付部分租赁保证金人民币元,租赁保证金余额为一次性支付给甲方几天前。

租赁期届满后,乙方按照本合同规定向甲方支付了所有应付租金、物业管理费及租赁产生的所有费用,并将租赁财产归还甲方及本合同约定的其他责任后,甲方将免费向乙方退还租赁押金。

乙方应在每月5日或之前向甲方支付当月租金。乙方应将款项汇入甲方指定的以下账户,或采用双方书面约定的其他支付方式进行支付。

甲方开户银行:乙方逾期支付租金的,应向甲方支付滞纳金,滞纳金金额为:拖欠天数乘以拖欠租金总额。

乙方应按照第条规定在每月5日或之前向甲方支付物业管理费。逾期支付物业管理费的,甲方应支付滞纳金。滞纳金金额为:拖欠天数乘以拖欠物业管理费总额。

本合同生效后,甲方应承担申请增加供电容量的相关手续,以及为增加供电容量而支付的费用,包括但不限于增加容量,乙方应在甲方申请解除合同期间向甲方支付相关费用
